One referred file, from lineup to signed decision
Marcus Ellery applied online on Friday for a $24,500 debt-consolidation loan over 60 months. He was referred because his stated income includes side income. Here is Monday morning, screen by screen, in the working solution.

Twelve documents, side by side
Renée Okafor · Verification analystRenée opens the file and it is already lined up: the application, pay stubs, bank statements, payroll response, W-2 and 1099, and licence and selfie, each in its own column, with name, address, employer, salary and every pay date as rows across them. Where they agree, they are joined in green: $4,000.00 × 24 semi-monthly on the stubs, $2,607.18 net on every pay date in the bank, a base of $96,000 on the payroll response. 6 of 6 pay stubs found in the bank; 10 of 13 facts agree; 3 gaps.
“Every stub landed in the bank on its pay date, to the cent.”

Where the documents part ways, numbered
The agentsWhere they do not, the gap is numbered in red — three of them. Side income: stated $22,000, but the 2025 1099-NEC from RouteBee shows $8,640.00 and RouteBee paid him $2,214.00 from July to September — the policy counts the lower. A car loan the application does not show: $486.00 to Northpoint Auto Finance on 25 Aug and 25 Sep. And page 2 of 4 of the August statement is missing. The old Columbus address on the licence and the 2025 W-2 is amber, explained: he moved in June.

Stated $118,000, verified $104,640
Renée Okafor · Verification analystThe verification workspace puts the numbers that decide on one row: stated income $118,000, verified income $104,640 — $13,360 or 11.3% below stated — debt to income 35.2% at verified income with the auto loan, against a limit of 40%. 14 of 14 figures are tied to a document, and each gap carries links to the pages behind it.

The pay stub, checked line by line
Tamper checkerRenée opens the 30 Sep stub. The figures it proves are highlighted on the page — salary $96,000 a year, net pay $2,607.18, YTD gross $72,000.00 — and the integrity checks sit beside it: one font family, no re-saves, gross to net $4,000.00 − $1,392.82 = $2,607.18, social security $248.00 = 6.2%, Medicare $58.00 = 1.45%, year to date 18 pay dates × $4,000.00.
The tamper checker never calls a file fraud — it raises the signal and shows its working.

A debt the credit report does not show yet
Bank activity analyst180 transactions across 11 of 12 statement pages, classified: Kessler Logistics payroll matches the stubs, RouteBee is side income, transfers are not income. Rent, the student loan and three cards are as stated. Northpoint Auto Finance at $486 a month since 25 Aug is not on the application or the credit report, so it goes into the debts. August page 2 is flagged missing, 16–22 Aug.

Kayla Brandt: the stubs say paid, the bank says nothing
Renée Okafor · Verification analystKayla Brandt’s file, PL-26-48190, lines up differently. Her biweekly net of $2,410.00 lands in Fernhill Savings on five of seven pay dates — but the 14 and 28 Aug stubs have no deposit behind them. Month by month, August shows $4,820.00 on the stubs and $0.00 in the bank.
A forged stub can get every tax line right. It cannot make money appear in a bank account.
- 07Five signs
Referred to fraud, with the evidence
Sam Delgado · Fraud analystThe signal shows exactly why: no deposit in August; the 28 Aug stub shows YTD $58,500.00, the same as the 25 Sep stub; the payroll response says unpaid leave 3–28 Aug; advice numbers repeat from July and September; both August stubs were re-saved by an online PDF editor on 6 Oct at 22:51. Renée refers the file to Sam Delgado. The file is held; no notice goes to the applicant until fraud decides.
“A signal never declines a file on its own. Refer it to fraud, or clear it with a reason a second person can read.”
- 08Decision
Approve at verified income, with one condition
Stip and summary writerBack on Marcus’s file, the decision screen walks from stated to verified income and through his monthly debts — $3,067.62 on $8,720 a month, DTI 35.2%. Approving at stated income is not allowed: verified is 11.3% below stated, above the 10% tolerance. The request for the missing page is drafted in plain words, and it only goes out when Renée sends it.
“Please upload all four pages of your August statement from Crestway Community Bank. We have pages 1, 3 and 4; page 2, which covers 16 to 22 August, is missing.”
- 09Signed
One signature, within her limit
Renée Okafor · Verification analystRenée signs: approve at verified income $104,640, with 1 condition before funding. The meaning is recorded with her name — “I reviewed the verified figures and decide this application”. No second signature is needed within $35,000, and the request to Marcus goes out with the approval; the loan funds when page 2 arrives.
- 10Since July
Minutes, not days
Michael Tran · Head of Consumer LendingSince verification moved to the agents on 6 July: 1,148 files verified, a median 14 minutes from a complete file to a decision against 2.6 days by hand, 214 files decided at verified income, and 23 altered documents confirmed. The findings are counted by type — side or bonus income overstated, debt not on the application, a missing page or stub.
